Stand at the south end of Idlewyld Drive on a still morning and you can see both of them. Overhead lines still lace the sky above the gate. Across the Intracoastal, cranes are staging for the largest single-site redevelopment on Fort Lauderdale Beach. Neither project appears on a listing sheet. Both will be priced into every serious offer written in this enclave for the next two years, whether the buyer sees them or not.

That is the thesis of this note. Buyers comparing Idlewyld to Las Olas Isles or Seven Isles on median price per square foot are working from stale reference points. The 2026 comp set here is shaped by a special assessment moving through design, and a $1 billion-plus resort breaking ground across the water. Read them together and the enclave looks different than the portals suggest.

The Friction That Shows Up On A Tax Bill, Not A Listing

The Idlewyld Utility Undergrounding Project is currently in design. The City of Fort Lauderdale confirmed on March 19, 2026 that it is working with Craven Thompson & Associates to draw plans for burying the overhead AT&T, Comcast, and FPL lines that run through the enclave, with a follow-on notice on May 8, 2026.

The mechanics matter more than the timeline. Fort Lauderdale runs undergrounding through City Ordinance Section 25-129, which was revised in fall 2025. The city's own program page states plainly that once construction and restoration are complete, "a special assessment appears on the tax bill of all property owners within the boundaries of the neighborhood association." That is the friction buyers miss. The line item is not a one-time invoice at closing. It is a multi-year assessment that transfers with title.

A few consequences that only surface in negotiation:

  • Ask the seller for the initial ballpark cost estimate the city obtained during utility screening, and any updated engineer's opinion of probable cost from CTA's design phase.
  • Confirm whether FPL requires an easement on the specific parcel, since FPL will only underground where all impacted parcels agree to the easement on private property.
  • Price the assessment as a carrying cost, not a capital expense. It runs through the tax bill on a repayment schedule.

The upside is not cosmetic. FPL cites a 50 percent day-to-day reliability gain and 85 percent storm reliability gain on undergrounded systems, per the city's program page. For a $10 million estate whose insurance premium is already sensitive to outages, wind exposure, and generator dependence, that number is more relevant than any interior finish.

What Las Olas Isles Already Learned

The Las Olas Isles finished the same process. Utility conduits there were installed using horizontal directional drilling, a trenchless method the city credits with reducing road disruption, and street light installation was completed on eight of nine isles in the neighborhood before final resurfacing. That project used Ferreira as prime contractor with International Drilling, Voss Engineering, OY Underground, and Best Underground as subs.

For a buyer choosing between the two enclaves, the practical read is a phase-lag comparison:

The takeaway is not that one enclave is better. It is that the two are on different points in the same curve, and a comp based on last year's Las Olas Isles closings does not adjust for that.

The Other Construction Site Is Across The Water

Idlewyld sits directly across the Intracoastal from Bahia Mar. That geographic fact, unremarkable for decades, is the second half of the story.

On June 10, 2025, Related Group presented models of the St. Regis Resort & Residences at Bahia Mar to a crowd of agents and buyers. Developer Jimmy Tate told the South Florida Sun Sentinel his group intended to be 45 to 50 percent pre-sold by the first quarter of 2026, with the hotel and two condo towers breaking ground in the summer of 2026. Related Group, Tate Capital, and Rok Acquisitions hold the 100-year lease on the 40-acre city-owned site at 801 Seabreeze Boulevard. Design is by Arquitectonica, with interiors by Tara Bernerd & Partners.

The approved plan, per the city commission's 4-1 vote and the developer's press materials, includes:

  • Four condo towers of roughly 300 feet, 80 units each, with residences priced from $5 million and penthouses reaching $25 million.
  • A 256-key branded resort with an additional 60 condominium units replacing the existing DoubleTree, plus 197 hotel rooms.
  • A mega-yacht marina with 245 slips capable of accommodating vessels up to 350 feet.
  • 87,000 square feet of commercial space, a 25-foot-wide pedestrian promenade along the Intracoastal, a public park, and a waterfront restaurant.

Read from an Idlewyld dock, three things follow.

First, the view line changes. Two 23-story towers on Seabreeze will replace the current low-rise Bahia Mar silhouette. Certain Idlewyld homes have long enjoyed what one local brokerage note called "phenomenal views" of the marina; the character of those views is now a design question, not a given. Buyers should ask which parcels look at tower elevations and which look at the marina and promenade.

Second, the City of Fort Lauderdale's July 2026 development tracker lists Bahia Mar alongside multiple other beach-side projects in review, approved, or under construction. The cumulative figure for the beach subarea includes 643 residential units under construction, 469 hotel rooms under construction, and 222 marina slips. Idlewyld's walk-to-beach radius runs through that construction zone for the foreseeable future.

Third, the marina density itself is the point. A 245-slip mega-yacht basin directly across a narrow stretch of Intracoastal from a boating enclave changes the ambient water traffic, the wake profile, and, on Fort Lauderdale International Boat Show weekends, the parade route.

How To Weigh A 2026 Offer Here

None of this argues for or against buying in Idlewyld. It argues for pricing what is actually on the table. The enclave's core advantages remain intact. It is a small, patrolled, gated community with wide-canal deep-water dockage, walking access to Las Olas Boulevard and to Fort Lauderdale Beach, and the 4-acre Idlewyld/Merle Fogg Park along the New River Sound. Chima Steakhouse sits at the top of the drive; the Hall of Fame Marina is under a mile away.

What has shifted is the checklist.

  • Frontage and route. Confirm canal width and depth, the seawall age and condition, and the route and any bridges between the dock and open water. Idlewyld's proximity to Port Everglades remains the reason serious yacht owners look here.
  • Assessment liability. Ask for the current CTA cost estimate and the city's ballpark from the initial utility screening. Model the assessment as an annual carry, not a closing cost.
  • View exposure to Bahia Mar. For homes with west-facing Intracoastal views, request a sightline study against the approved tower massing before you set a number.
  • Insurance. Get a bindable quote, not a placeholder. The undergrounding reliability improvements will not be priced into premiums until construction is delivered.
  • Association arrangement. Confirm the current gate and patrol arrangement for the specific address, since accounts of the enclave describe both 24-hour patrol and a semi-gated character depending on the source.

Does the Bahia Mar groundbreaking affect docking at Idlewyld homes? Not directly. The redevelopment is on the barrier island side.
